The purpose of this letter is to share with others the high regard in which we hold Darren Hubert. We were doing a 1031 exchange on our triplex, which was sold in another part of L.A. county. We were seeking to purchase replacement rental units in the SilverLake/Echo Park/Los Feliz area where we live. Darren was kind enough to act as our agent for this complex transaction. Darren is not only familiar with the Los Feliz/SilverLake/Echo Park area, where he grew up, he is also extremely well-versed in the intricacies of real estate practice and real estate law. We could not have managed the complexities of the transaction of this nature by ourselves.
Darren is very personable, patient, creative, charming and totally unflappable in the wake of the inevitable challenges and frustrations that arise during a transaction of this complexity. We ended up purchasing an eight-unit Spanish Colonial Revival courtyard in the Historic Preservation Overlay Zone (HPOZ) of Angelino Heights. Because an eight-unit complex is considered commercial property, the transaction was even more complex because of the financing requirements, but Darren advised us regarding our options and thus we were able to save money by being creative. Because the property was a fixer he was even helpful at recommending contractors to meet our repair and remodeling needs.

To Prospective Home Buyers
We met Darren Hubert of Anthony Realty in the summer of 2003. We had interviewed a number people in our search for a real estate agent and were immediately attracted by Darren and Sheila Anthonys down-to-earth approach. It turned out to be a wise choice. After a challenging search in an exceptionally competitive market, we closed on a four-unit residential income property in Mid-Wilshire area in January 2004.
My wife and I were first time property buyers, full of blunder and misconceptions. Throughout the process, Darren not only proved patient with but genuinely enthusiastic to lead us through the process. Darren and Sheila say they enjoy the process of working with first time buyers and it clearly shows.
While we fully benefited from the team approach that Darren and Sheila offer, Darren played the lead in our search. Darren sent us well over a thousand listings, which in turn led to visiting over one hundred properties which in turn led to writing ten offers before we had our first acceptance. Throughout the often-tiresome search, Darren maintained an energy and attitude that kept us going.
Darrens participation never flagged. He was always willing to go back out, to view more properties or to calculate more possible contractor estimates for whatever crazy property I had just seen. And as the months of searching added up, I gained something else, a sense of camaraderie with Darren. We had become a team and it always felt that we were in on it together.
Darren also has a rock solid understanding of Los Angeles real estate and his expertise served us well throughout the nitty-gritty of transactional details of escrow. It is not an exaggeration to say that without Darrens explicit attention to detail, our purchase would have fallen apart at every juncture of our tortured 45-day escrow. We faced a deadbeat seller and a deadbeat sellers agent. Every disclosure was late, the seller filled every form out wrong, and major aspects of the property were misrepresented. Finally we faced every buyers nightmare, a foreclosure court sale date scheduled one day before our closing date. At every turn, Darrens persistence drove the deal through.
But he did better than just that. Darren managed to turn two major misrepresentations by the seller into new opportunities to renegotiate. Through Darrens careful attention to repair issues, we reduced our final purchase price $50,000 from our original offer.
We plan to buy our next property in three years. Without question, we will be working with Darren at that time.

I feel fortunate to have had Darren Hubert as the person who handled my real estate transactions. My situation was a sensitive one in that I had to sell a home that was rented to family members for several years without any upkeep to the property and then find a new property to complete a 1031 exchange.
Darren began with offering to help me with the eviction process; he handled the entire process for me, relieving me of the added stress in dealing with my somewhat difficult family members. To my surprise, after this was done, it allowed the rest of the transaction to go smoothly! He gave me much needed advice on preparing the property for sale, estimates on what the costs would be and with that information, I did some research of my own to find that he was very accurate in his advice and estimations. The repairs were done quickly and soon we had multiple offers on the property to review. Once a decision on an offer was made, I did not need to do much more than to show up and sign documents; it all happened that quickly and smoothly and before you know it, we had closed escrow in a matter of 2 weeks!
While in escrow, Darren also assisted me in the purchase of my new home to complete the 1031 exchange. He provided me with many properties to review and ultimately found a property I liked that needed him to act as a dual agent; representing both the seller and myself. He negotiated a 2-week escrow with a rent-back for the seller who was looking for a new property. It worked out great for both the seller and me.
Throughout the process Darren provided me with all my options so that I could make informed decisions. His handling of both transactions clearly demonstrated his knowledge and ability to communicate and negotiate.

I write this letter of recognition for Darren Hubert. Darren did not ask this of me. I chose to do it because I believed that I had to speak of the superior customer service I received from him.
Our meeting was right in keeping with the technological advances of the Internet. Quite frankly, I met him in cyberspace when I requested SilverlakeHouseValues.com to provide an appraisal for my mothers estate in Los Angeles, California. Darren came through and provided me with an appraisal. My intention was to find 4-5 agents, contact them by email and tell them I would be in the Los Angeles area (I am in Northern California), and meet them with the hope of hiring one of them to assist me in selling my mothers home. Long story short, my niece and her husband (first-time homebuyers) decided to purchase the home. I contacted Darren to inform him that plans had changed and that I would need to hire an attorney to handle the transaction. Of all the agents I contacted, he was the only one that went to the next step and offered to handle the transaction for a minimal fee. Of course, I was overjoyed and relieved of not having t look for someone else.
Darrens intuitive nature saw through my niece and nephews first time jitters and was not disturbed by it. He took it in stride and moved the process along so smoothly that in the end, the first time buyers could only echo his praise. As the Seller, he kept me informed, responded to my numerous questions and patiently moved me through each phase of the process. I was not new to the process, but selling my family home was an emotional experience. I wanted to be fair to both sides of the family my nephew and niece as new homebuyers and to my siblings, the beneficiaries of my mothers home.
Darren provided me with information to guide me in my decision and did not interfere with my decision on how I wanted to sell the house and at what price. Even after he completed all of the work demanded by me, the seller, he moved across ever so carefully and began to gently guide the buyers, my nephew and niece, through the demands of the purchase. He worked side by side with them on retrofitting requirements and other projects most agents would delegate or just would not bother to do. I might add, Darren represented me and had no responsibility to the buyers. But, neither seller nor buyer felt at any time abandoned by Darren. We trusted him.
Step by step, Darren managed to get us to the end of the process with finesse and humor. This was not an easy task because at the time, my niece and her husband were expecting twins. So, in addition to stress of buying their first home, they were preparing to become parents and my nieces fragile state demanded that she be on bed rest most of the time. Darren was ever conscious of this and made every effort to ease the process by meeting them at their home for paper signing needs, etc. His willingness to go one step further for his clients was apparent from the start. Needless to say, Escrow closed smoothly and I had completed the task of selling by mothers beloved home only with the expertise of Darrens supreme assistance and care.
Darrens attention to detail and personal manner says it all. His thoughtfulness to his clients and responsiveness to them are major assets in the filed his is working. I only hope that if I have another real estate transactions or interest in Los Angeles, that Darren will still be there to work with me. I cannot recommend him more highly.
